Foreclosures Are Rising Again. Is the U.S. Housing Market Starting to Crack?

For years, the U.S. housing market has seemed almost untouchable. Home prices climbed to record highs, mortgage rates surged, and buyers found themselves competing for fewer available homes. Now, however, one troubling statistic is beginning to grab attention: foreclosures have climbed to their highest level since 2019.

While that headline may sound alarming, the story is far more nuanced than another 2008-style housing collapse.

A Shift After Years of Historic Lows

According to recent foreclosure data highlighted by Yahoo Finance, foreclosure activity has continued to increase after remaining near historic lows throughout the pandemic.

Government foreclosure moratoriums, mortgage forbearance programs, and stimulus measures helped millions of homeowners stay in their homes between 2020 and 2022. Once those protections expired, foreclosure numbers naturally began returning toward more normal historical levels.

Today’s increase doesn’t necessarily signal a housing crisis—but it does show that financial pressure is building for some American households.

Why Are Foreclosures Increasing?

Several factors are converging at the same time.

Higher Mortgage Rates

Mortgage rates remain significantly higher than they were just a few years ago. While most existing homeowners locked in historically low fixed rates, new buyers—and homeowners with adjustable-rate loans—are facing much larger monthly payments.

Inflation Still Hurts

Although inflation has cooled from its peak, everyday expenses remain elevated.

Families continue to spend more on:

  • Groceries
  • Insurance
  • Utilities
  • Healthcare
  • Property taxes

For households already living paycheck to paycheck, even small increases can make mortgage payments more difficult.

Household Debt Is Rising

Credit card balances, auto loans, and personal debt have climbed nationwide.

When combined with higher living costs, many families simply have less financial flexibility than they did several years ago.

This Isn’t 2008

It’s tempting to compare every rise in foreclosures to the Great Recession, but today’s housing market looks dramatically different.

Back then:

  • Risky subprime lending was widespread.
  • Many borrowers had little or no equity.
  • Adjustable-rate mortgages reset rapidly.
  • Banks issued loans with minimal documentation.

Today’s market is healthier in several key ways.

Most homeowners:

  • Have substantial equity.
  • Hold fixed-rate mortgages.
  • Went through much stricter underwriting standards.
  • Continue to build wealth as home values remain historically strong.

That means many struggling homeowners can often sell before foreclosure rather than losing everything.

Could Buyers Finally Catch a Break?

Ironically, rising foreclosures could create opportunities for buyers who have been priced out of the market.

Foreclosed properties often sell below surrounding market values, giving first-time buyers and investors additional inventory in markets where supply has remained extremely tight.

However, buyers should remember that foreclosure properties frequently require repairs and can involve lengthy purchasing processes.

Markets Matter More Than National Headlines

The national foreclosure number doesn’t tell the whole story.

Some regions are seeing larger increases due to:

  • Job losses
  • Higher insurance costs
  • Natural disaster recovery
  • Local economic weakness

Other markets remain remarkably healthy, with strong employment and continued home appreciation.

Real estate has always been local, and that remains true today.

What to Watch Next

Housing analysts will be closely monitoring several indicators over the coming months:

  • Mortgage delinquency rates
  • Unemployment
  • Interest rate decisions from the Federal Reserve
  • Housing inventory
  • Home price appreciation

If unemployment remains relatively low and homeowners continue to have significant equity, foreclosure activity could stabilize without triggering a broader housing downturn.

The Bottom Line

The rise in foreclosures is certainly worth watching, but context matters.

The increase largely reflects a return toward more normal foreclosure activity after years of government intervention rather than evidence of an imminent housing crash.

Still, affordability remains one of the biggest financial challenges facing Americans. Elevated home prices, higher borrowing costs, and persistent inflation continue to squeeze household budgets, leaving some families with difficult choices.

Whether this becomes the beginning of a larger trend—or simply a normalization of the housing market—will depend largely on the strength of the economy over the next 12 to 24 months.

For prospective buyers, however, a market that seemed impossible to enter just a year ago may finally begin offering a few more opportunities.
